Immobilienkrise macht sich durch sinkende Verkaufszahlen und Preisentwicklungen bemerkbar
Der deutsche Immobilienmarkt, insbesondere die Baubranche steht derzeit vor großen Herausforderungen, die von steigenden Zinsen, erhöhten Baukosten und einer allgemeinen wirtschaftlichen Abschwächung getrieben werden.
Diese Probleme machen auch vor der bayrischen Metropole München nicht Halt.
Rückläufige Immobilienpreise und Immobilientransaktionen in München
Im ersten Halbjahr 2023 verzeichnete München einen Rückgang von 33 Prozent bei den Immobilienverkäufen im Vergleich zum Vorjahreszeitraum. Der gesamte Umsatz der gehandelten Immobilien fiel um beachtliche 42 Prozent und belief sich auf nur noch etwa 3,4 Milliarden Euro.
Besonders betroffen waren Baugrundstücke für mehrgeschossige Wohngebäude, wo die Anzahl der Transaktionen um 67 Prozent und der Umsatz um beeindruckende 86 Prozent zurückging. Auch bei Baugrundstücken für individuelle Wohnhäuser, einschließlich Ein- bis Dreifamilienhäusern, Reihen- und Doppelhäusern sowie kleinen Eigentumswohnanlagen, gab es einen Rückgang von 53 Prozent.
Der Verkauf von Neubauwohnungen brach um ca. 76 Prozent ein, zudem die Preise in erstklassigen Wohnlagen um 7 Prozent aufgrund von Zinsanstiegen und deutlichen höheren Baukosten stiegen. In durchschnittlichen Lagen hingegen gingen die Preise erstmals seit der globalen Finanzkrise 2008/2009 um sieben Prozent im Vergleich zum Vorjahr zurück und bewegen sich derzeit bei etwa 10.100 Euro pro Quadratmeter Wohnfläche.
Infolgedessen sind Reihenhäuser derzeit knapp unter der Million-Euro-Marke erhältlich (Stand Oktober 2023), nachdem es in den letzen mehr als 10 Jahren keine solche günstigen Angebote mehr gab.
