Verkäufer befürchten, dass höhere Zinsen zu teureren Immobilienkrediten führen und somit die Nachfrage und die Immobilienpreise sinken könnten.

Langfristige Auswirkungen auf die Mietpreisentwicklung 

Trotz steigender Zinsen und eines städtischen Aufkaufprogramms zeigt sich, dass dies langfristig keinen Einfluss auf die Mietpreise hat, solange das numerische Verhältnis zwischen Wohnungssuchenden und freistehenden Wohnungen unverändert bleibt. Die Schaffung von Baurecht und der Verkauf von Grundstücken für Mietwohnungen sind seit 2018 rückläufig.

Herausforderungen für die Zukunft 

Die Fälle von Baugenehmigungen sind seit 2018 rückläufig, ebenso wie der Verkauf von Grundstücken für Mietwohnungen. Prognosen für 2040 deuten darauf hin, dass jährlich mindestens 5.000 neue Wohnungen benötigt werden, um der prognostizierten Wohnungsnot verursacht durch den Zuzug an Menschen entgegenzuwirken. Steigende Zinsen könnten dazu führen, dass sich potenzielle Immobilienkäufer vermehrt dem Mietmarkt zuwenden, was die bereits im bundesweiten Vergleich hohen Mietpreise weiter in die Höhe treiben würde.
